She only bought it just over eight months ago, for $1.75 million, but takes-no-guff-from-anyone reality TV personality, actress, standup comedian and entrepreneur Nene Leakes has already flipped her deluxe townhouse villa at the swanky Waldorf Astoria Atlanta Buckhead back on market at a profitable $2.5 million.

The “Real Housewives of Atlanta” OG, who departed the high-drama series in 2020 and earlier this year sued the companies behind the hit show, claiming workplace discrimination, purchased the townhouse in the months after the September death of husband Gregg Leakes. (As of late June, the lawsuit was being negotiated.)

That the SWAGG boutique owner, back on the reality TV merry-go-round and currently doing her thing on the BET+ series “College Hill: Celebrity Edition,” has decided to sell up so quickly may or may not have something to do with her dapper fashion designer new boyfriend Nyonisela Sioh, who lives not in Atlanta but some 250 miles away, in Charlotte, North Carolina.

One of just three private villas at the five-star hotel, the 4,000-square-foot townhouse’s three levels of living space sit atop a secured four-car underground garage where Leakes parks her Range Rover alongside her $300,000-plus Rolls Royce Wraith. (She is, after all, “rich, bitch!”) Guests arrive by passing through the hotel and into a private gated courtyard, while a private elevator makes navigating the villa’s four floors in spiked Louboutins an easier and less painful experience than the stairs.

Wide plank wood floors add coziness to the combination living and dining room that showcases a high ceiling accented with coved moldings, a well-stocked wet bar and a minimalist fireplace wrapped in grey marble. Given her predilection for OTT luxury, it’s no surprise the décor bends glamorous, with a curvilinear ivory leather sofa, two mirrored coffee tables, barrel chairs upholstered in alligator-patterned leather and a glitzy drum-shaped chandelier over the dining table.

Other highlights include a gleaming eat-in kitchen with snow-white cabinets, waterfall countertops and designer appliances, a ground floor office/study with garden access, and a family room.

There are three bedrooms and 4.5 bathrooms, according to listings held by Debra Johnston of Coldwell Banker Realty. They include a penthouse-level owner’s suite replete with white marble bath, a linear gas fireplace, a small terrace and a spacious walk-in closet and dressing room. Also on this floor, and well suited to a “glam suite,” is a good-sized room with a second kitchen along with an attached bath and a walk-in closet with laundry machines.

Residents are pampered with a slew of amenities, as recounted by Realtor.com, the first to suss out the listing, such 24-hour concierge, an indoor saltwater swimming pool, a full spa, a state-of-the-art fitness center, and an upscale restaurant that gives a French brasserie a fresh southern twist.

A few months after she closed on the townhouse, Leakes sold her 10,500-square-foot mansion in Duluth, about 25 miles northeast of Buckhead, for $2.65 million; the sale price was a steep discount from the $4 million she originally wanted but still a profitable amount over the almost $2.1 million she paid in 2015.
